From a location just outside the original boundary walls of Merton Priory , The former Princess Royal pub in Nelson Grove Road is thought to be one of the earliest buildings built in historic Merton still remaining, standing on the nearest first developed site just outwith the priory walls.

The building survived the 2 world war and the post war developments of the High Path estate by Merton and Morden UDC High Path.

Although altered over its long history including its time in Georgian Times as a licenced brewhouse, possibly drawing its waters from the Wandle , its present conversion into a residential building , actually referred to as 25 Abbey Road , has revealed today under the former painted wood signage , dating from its days as a Courage licensed house and themselves much repainted , much older embedded signage from the Hodgon's Kingston Ales supply dates , probably from the 1940 or if anyway knows better can a more accurate date be supplied ?
